		<description>I am interested in buying a warehouse/office condo in Geneva. Area: 1500 Sq.ft. Asking price $170K. With 20% down, financing balance at 6% for 25 years. P&#38;I comes to $875.
There's already a tenant paying $1000 plus Taxes, CAM and Insurance. Has signed a lease for 3 years. 
I have a home equity line of credit for $150K. Available balance: $147K. Presently, rate of interest 5.25% which I can lock in paying $95 fee)
I have about $70K in savings. My questions:
1. Should I borrow against my home equity ($147K) and balance ($23K) from my savings. There's no paper work involved. I just have to write a check.
2. Take out the commercial loan, paying $34K from my savings.
3. Which one is the better deal. Which one has the tax advantage?
Or, this is not a good proposition?
Would appreciate your response.

Great post.  We have been "owning" real estate for a few years now, through your system, and feel better about our financial future than ever before.  I remember the days of my stocks going down for some obscure reason, and unable to react except to sell off at the bottom.  With Real Estate, I have much greater control on my investment.  Some of the issues are challenging, but mostly under my control (especially with the help of your team! Thanks Ron!).

With the devaluation of the dollar, now more than ever, I am glad that we started investing in real estate.  As prices go up, our net worth goes up, therefore making price increases a null issue in our daily lifes (as you say Great Equalizer).
